buying a home in Las Cruces NM Buying Las Cruces Real Estate?

We can help you find the home of your dreams in Las Cruces Real Estate. Start here by learning some tips to keep in mind when shopping.

If you're a first-time buyer you can find more information here.

Before you shop:

Be a smart consumer.  Learn the financing basics and how to shop for a home loan that's right for you.

Get pre-approved.  This takes very little time and lets you know the price range that fits your lifestyle. When shopping for Las Cruces Real Estate, it helps to have a pre-approval letter ready to go in case you want to make an offer in a short notice.

Know what you want. The last thing you need is to close a deal and realize you bought a house you don't want. Ask yourself what you're looking for in Las Cruces Real Estate, before you shop. Think about size, commute time and necessary repairs.

Keep your debt load to a minimum.  Don't make major purchases or incur any additional debt until after your purchase. Pay down credit cards and don't apply for new ones. Remember, financial institutions evaluate your financial situation on your gross monthly income. Your total monthly house costs should not exceed 28 percent of your gross monthly income.

Before you buy:

Our brokers can write up a strong offer for you. We can make sure all the necessary paperwork is completed and your contingencies and requests are clearly laid out.

Include a substantial earnest money deposit.   Sometimes offers are accepted based on the amount of the deposit. This is sometimes between 1-3% of the purchase price but in a buyers market, some sellers are willing to accept anything.

Try to minimize the number of contingencies.   Fewer contingencies mean a stronger offer. Again, though, depending on the market, you may be able to ask for more than in a seller's market.

Hire an inspector.   A professional building inspector or appraiser will make sure the house of your choice is in satisfactory condition. We know experienced inspectors to recommend for checking out your potential Las Cruces Real Estate.

Make sure you know what stays or goes.
Your contract should be very specific about which items (appliances, etc) are included in the sale.

Get agreements in writing.   Make certain verbal agreements are written into the final contract to avoid any stressful and expensive issues later. Anything that can happen, may... so be prepared and keep all conversations in writing. Our agents are skilled in this and can make sure your Las Cruces Real Estate transaction is a clear and smooth one.
